Many buyers relocating to Southwest Florida ask me what a newer waterfront home actually costs.
Using the same criteria—a 2,500-square-foot home built between 2024 and 2026 with boating access that can reach the Gulf in about 30 minutes or less—the difference becomes more noticeable.
In Cape Coral, that type of home typically falls between $900,000 and $1.5 million, depending on whether the property has direct sailboat access, bridge restrictions, and the neighborhood.
In Naples, a comparable waterfront home generally starts around $2 million and can easily exceed $4.5 million, especially in premier boating communities like Royal Harbor, Aqualane Shores, and Park Shore.
That’s not because one city is “better.” It’s because they’re offering different experiences, different inventories, and different lifestyles.
So…Which One Should You Choose?

I don’t think the decision comes down to price. It comes down to how you picture spending your weekends.
