Cape Coral Inventory Is Lying to You

Hi, I’m Cara Silverthorne — luxury real estate advisor and investor across Florida and Colorado. I believe your next move should be both strategic and meaningful.

Cape Coral entered July with roughly 3,600 homes for sale, around 1,200 properties pending, and approximately four months of inventory.

Sounds like buyers have endless choices, right?

They don’t.

Because there’s a huge difference between inventory and good inventory.

Buyers are absolutely buying in Southwest Florida. They’re just more selective – and frankly, they should be.

Updated, well-maintained homes that are priced correctly and in desirable locations are still getting attention. And the really good ones? They can move quickly.

The homes sitting for 60, 90 or even 100+ days? There’s usually a reason.

They’re overpriced. They’re dated. They need a roof or other major systems. Insurance or flood costs may be problematic. Or buyers simply look at the condition and decide there’s a better house for the money.

So when you hear that Southwest Florida has plenty of inventory, don’t automatically assume you can wait six months for the house you love.

The market isn’t dead. It’s discerning.

And shopping in August actually gives buyers another advantage: Florida isn’t hiding much right now. 😂

Heavy rain shows us drainage. Hurricane season makes us pay attention to roofs, impact protection, flood zones and insurance. And on waterfront homes, we’re looking at seawalls, bridges, canal depth and actual boating access – not just that gorgeous view.

There are absolutely opportunities in Southwest Florida right now.

But the best deal isn’t necessarily the cheapest house. It’s buying the right house at the right price.
