Myth #1 Summer Is Florida

If you’ve only visited Florida in July or August, I understand why you think it’s hot and humid all year.

But that’s like visiting Colorado during a blizzard and assuming it’s always snowing.

Yes, our summers are warm and humid.

That’s also why we have pools.

Boats.

Beaches.

Air conditioning.

Waterfront restaurants.

Sunset cruises.

We’ve built an entire lifestyle around enjoying the water.

The biggest mistake people make is assuming two months represent all twelve.

They don’t.

Fall, winter, and spring are exactly why millions of people choose to spend part or all of the year here.

The weather is one of the biggest reasons they never leave.

One of the first conversations I have with buyers isn’t just about where they want to live.

It’s about when they’ll actually be here and what kind of lifestyle they want to enjoy.

Because buying the right lifestyle matters just as much as buying the right house.

Myth #2 Every House Floods

If the news only showed normal days, nobody would watch.

Instead, they show the most dramatic footage they can find.

Does flooding happen?

Absolutely.

Does every home flood?

Not even close.

Flood risk depends on elevation, FEMA flood maps, drainage, construction, and location.

Two homes a few streets apart can have completely different flood risks.

That’s why I spend time reviewing flood zones, elevations, insurance requirements, and property history with my buyers before they write an offer.

Buying in Florida isn’t about avoiding water.

Myth #3 Insurance Is Impossible

This one makes me laugh because the internet acts like nobody in Florida has homeowners insurance.

We do.

Millions of people enjoy Florida’s beaches every year without ever having a shark encounter.

The internet loves fear.

Real life is usually much less dramatic.

Besides, I’ll take spotting a shark offshore over scraping ice off my windshield before work.

Myth #5 Everyone Regrets Moving Here

This is the easiest myth for me to answer.

Because I hear the opposite almost every week.

“I wish we had done this sooner.”

Not because Florida is perfect.

No place is.

But because they finally found a lifestyle that matched the life they wanted.

Morning walks instead of snow shovels.

Coffee by the pool instead of warming up the car.

Dinner by boat instead of battling traffic.

The truth is I talk people out of homes almost as often as I talk them into them.

Because my job isn’t to sell Florida.

Sometimes the answer is yes.

Sometimes it’s no.
