I’m Going to Disappoint You. Probably before we ever write an offer.

If you’re looking for the Realtor who’s going to tell you every house is “perfect”…

Hi.

I’m probably going to disappoint you.

Because there’s a very good chance I’m going to talk you out of the first house you fall in love with.

Maybe the second one.

Possibly the third.

Don’t take it personally. I do it for a living.

Here’s the thing…

Quartz countertops have never convinced me.

Neither has a waterfall island, shiplap, a coffee bar, or the words “completely remodeled.”

Because you know what doesn’t show up in listing photos?

The insurance bill.

The flood risk.

The traffic you’ll sit in every Tuesday.

The neighbor who stores six broken jet skis in the front yard.

The fact that your “waterfront” home takes 45 minutes and four bridges to reach open water.

Tiny details.

(I’m kidding. They’re not tiny.)

I’ve watched people walk into a gorgeous home and immediately start planning Thanksgiving dinner before they’ve asked a single question about what it’s actually going to cost them to own.

It’s like falling in love on the first date because they have great teeth.

Maybe ask a few more questions.

Real estate is emotional.

It should be.

This is where birthdays happen.

Where grandkids cannonball into the pool.

Where you’ll drink coffee on the lanai.

Where your dog decides the gecko is public enemy number one.

You’re not just buying walls.

You’re buying your Tuesdays.

That’s why my job isn’t to sell you a house.

My job is to protect your future self.

Sometimes that means asking annoying questions like:

“How often are you actually going to use the boat?”

“Are you okay paying that insurance premium every year?”

“Do you really want to be 40 minutes from the beach if that’s why you’re moving here?”

“Are you buying this house…or buying the lifestyle you actually want?”

Those are two very different things.

I’ve talked clients out of homes with beautiful kitchens because the neighborhood wasn’t right.

I’ve told people not to buy waterfront homes because the boating access didn’t fit the way they wanted to use the boat.

I’ve pointed out things that would’ve been much easier to ignore if all I cared about was getting to the closing table.

Would I make more money if I just smiled, nodded, and unlocked doors?

Absolutely.

But that’s a terrible business model if I ever want you to call me again.

Or send your friends.

Or trust me with your kids one day.

The funny thing is…

The houses I talk people out of are usually the reason they trust me when I finally say…

“This is the one.”

Because by then they know I’m not selling.

I’m protecting.

So yes…

I’m probably going to disappoint you.

I’ll tell you the house with the gorgeous kitchen has a terrible floor plan.

I’ll point out the roof that’s about to become your problem.

I’ll ruin your HGTV fantasy with words like “wind mitigation” and “special assessment.”

I’ll ask questions you hadn’t even thought to ask.

And occasionally…

I’ll save you from making a six- or seven-figure mistake.

Not because I enjoy being the buzzkill.

Because I’d rather lose a commission today than have you regret your decision for the next 15 years.

That’s not disappointing.

That’s doing my job.

If you’re looking for someone to sell you a house, there are plenty of agents.

If you’re looking for someone who’s willing to talk you out of the wrong one so you can find the right lifestyle…we should probably talk.
